Pressure Washing vs. Soft Washing: What's Right for Your Edmonton Home?

One of the most common questions we receive from Edmonton homeowners is: "Should I get my house pressure washed?" The honest answer is: it depends on the surface. Using the wrong washing method on the wrong surface can cause thousands of dollars in damage. Here is what you need to know before booking any exterior cleaning service.

What Is Pressure Washing?

Pressure washing uses high-pressure water — typically between 1,500 and 4,000 PSI — to blast away dirt, mold, algae, and grime from hard surfaces. The force of the water does most of the cleaning work. Pressure washing is fast, effective, and highly satisfying to watch, but that same force can be destructive if applied to the wrong material.

Pressure washing is the right choice for: concrete driveways and walkways, brick and stone patios, interlocking pavers, metal fences, and vehicles (at lower PSI settings). These hard, dense surfaces can withstand high-pressure water without damage.

What Is Soft Washing?

Soft washing uses low-pressure water — typically under 500 PSI, similar to a garden hose — combined with biodegradable cleaning solutions that kill mold, algae, bacteria, and organic staining at the source. Rather than blasting away surface contamination, soft washing dissolves and kills it. The results last significantly longer than pressure washing because the biological growth is eliminated rather than just removed from the surface.

Soft washing is the correct method for: vinyl siding, stucco, wood siding, painted surfaces, cedar shake roofs, asphalt shingles, EIFS (synthetic stucco), and window screens. These materials can be permanently damaged by high-pressure water — vinyl siding can crack, wood can splinter, and stucco can be gouged.

The Damage Risk: Why This Matters for Edmonton Homes

Edmonton's climate creates specific risks. Our freeze-thaw cycles mean that any water forced into micro-cracks in siding or masonry by high-pressure washing can expand and cause significant structural damage over the following winter. We have seen vinyl siding that was pressure washed incorrectly develop widespread cracking within one or two freeze-thaw cycles. Repairing or replacing siding is far more expensive than the cost of doing the job correctly in the first place.

Additionally, Edmonton's mature neighbourhoods — particularly areas like Glenora, Crestwood, and Westmount — have many homes with original wood siding, stucco, and older brick that require soft washing rather than high-pressure treatment.

How to Tell Which Method You Need

A simple rule of thumb: if the surface is hard and non-porous (concrete, brick, stone), pressure washing is likely appropriate. If the surface is soft, porous, painted, or coated (siding, stucco, wood, roofing), soft washing is the correct approach. When in doubt, always default to soft washing — it is gentler, the results last longer, and it eliminates the biological growth that causes staining rather than just moving it around.

What About Decks?

Wood decks require special consideration. Pressure washing a wood deck is possible but must be done at low pressure (under 1,200 PSI) with the grain of the wood, using a wide-angle tip. Too much pressure raises the wood grain, creates a fuzzy surface texture, and can drive water deep into the wood, accelerating rot. Composite decks should generally be soft washed rather than pressure washed. After any deck washing, we recommend allowing 48–72 hours of drying time before applying any stain or sealant.
